100x200 Expanded metal building
i need to find someone that builds one that big.......im figuring its going to run about 75K (50x100 is 30K) plus the 6 inch concrete pad.......im thinkin about building this setup on my farm in ohio........the reason behind a 100x200 is because i want to put a house in the back of the shop........make it all one building
its going to have atleast 3 lifts, wash rack, tear down room, assembly room, roughly a 5600 sq-ft 1 1/2 story 4-6 bedroom 3-4 bath house, the top will be 2 rooms, bathroom, a storage room and probably a game room.......it will also a seperated parking "garage" for atleast 3 to 4 vehicles.......the house wil actually be built about 2 feet off the floor of the shop because i dont want to have to run any plumbing or electrical through the concrete floor and that way i can get under the house and fix stuff later on down the road if need be.......it will also have a large compressor to feed the many air points in the shop and diesel generator for back up power in the house........i figure right now is the best time to build the house cause i got the money and the land is free.......if it costs 300K and i put 50K down, thats 250K at 6% (% may be higher or lower when i do this, so its a guess) on a 30 year note its less than 750 a month.......and while im here i will be making double and triple payments........im paying 650 a month for 30 years right now on my place in florida and we will keep that until the economy gets better and sell it and it will also go towards the new shop/house.....i would most likely either use it for a down payment or put it toward the payment as a lump sum later on........plus i know someone that will do the dozer work for free, i got a contractor friend that will cut me a great deal on the house cause he needs the work, and alot of the interior stuff me, dad, and my brother would do because its just easier and cheaper like electrical, roughing in drywall, framing, plumbing, and other things......all i need is someone to build the structure.......

Good luck with this. Your gonna be lucky if you can find a lender that will touch make a loan on this or an insurance company that will insure it. When they see house/shop combo's they run the other way. I looked into this myself a few years back.
Just pick any steel building distributor, there's not one out there that can't build this for ya.

simple economics......ohio is CHEAPER.......i can get 200 acres in ohio for the same price i can get 50 for in florida........the same with houses and other stuff........just cheaper........plus there is just alot more diesel and truck stuff going on during the summer up there.........florida is nice cause they do it during the winter but its only tug of wars or mud pits.........no place to trail ride or actually go wheeling.......
that is why i am going to talk to the lender and the insurance company before hand......and ive only found a couple places that will do a building that big....most are only 100x50 at the biggest......i got to call a place today to ask them on a price......

Morton Buildings.
They have a custom plan division that will build just about anything.
They contracted with a local builder here for a 200x400 building for a horse trainer in my area. It has stalls, offices, boarding rooms, living areas, and equipment storage in it. Quite an impressive structure.

I didn't build my shop but I bought it and moved in - I insured it thru Farm Bureau - They had no problems insuring it as a house/shop - If you put enough money down you can get financing and $50K will damn sure help out there. I got 8 acres with 3000 ft shop and a double wide (where else would a redneck live?) I got the double wide for sale so I can build another shop to live in and use the other one for toys and stuff. Local, independently owned banks are gonna be the way to go. Good luck to ya - wish I could get mine going pretty quick.

If I may suggest, Put a Fire Rated wall between the house and rest of the shop for safety. I think 1 layer of 1/2 sheetrock is rated for an hour or two. With that it may be more "insurable". Also too, a place that big may need more than a 200amp ele. service feeding it. With the firewall you could put two services on the building one 200 amp for the house and if it is available you could get 3phase power for the shop. 3phase motors and lighting would be more cost efficient. If 3phase isnt available you might need about 200amps for the shop alone. Good luck with the project

i hate to argue with you Logan but those numbers are imposable. i financed my house $100,000 for 30yrs @ 6.125% and i pay $716 a month. 250K for 30 years @ 6% is $1498.88 a month. that is assuming you don't escrow the insurance and property taxes and don't have to pay PMI insurance. here is a break down of where all that money goes
