Default Buffett Bets On Prefab Homes

what do ya think ? good idea or dumb?

here are a few reasons for long-term investors to look at stocks of manufactured homes. For one, the sector isn't being hit by the subprime lending mess.

So what's he doing raising money in the housing sector? Specifically, why is he helping put three-quarters of a billion dollars into manufactured homes, those humble, modestly priced abodes that come shipped in prefabricated components, ready for assembly?

from what i've seen i wouldn't hesitate buying one. i saw an episode on "build it bigger" on the discovery channel. those things built pretty damn good. i think they're built stronger than traditional housing as far as i'm concerned.

My company supplys ALOT of prefabed housing builders with trusses and wall panels. The have some REALLY well built and nice ones... But like anything else you get what you pay for. You can easily pay as much for one as it cost to build the same house with traditional methods. But you get the benifit of it being done faster and the sub framing never being exposed to the weather. I have nothing bad to say about them other then around here they are still concidered "trailers" and your resale value and insurance reflects that.

Now days most banks would rather see the prefab homes on their loan applications. In most cases they are better built to much more exacting standards in climate controlled enviroments so no rain on the bare wood or snow sittin on an unfinished roof.

When you consider that every board is cut on a jig to within a 1/4 inch tolerance and your house can be ready to move into, in most case within a few weeks of making your down payment how can you beat it. For all you carpenters out there gettin ready to ring my neck at this point, relax. I don't wanna see you out of work, I wanna see you in a nice building applying your trade out of the hot sun and cold weather livin the good life while you build my house.

With the price of houses the way they are nowadays investing here is probably a good idea.

I don't think it will be long before this will be about the only way to buy a new home just because of the economics of it. Lumber is delivered by the trainload to the assembly plant and every board foot is used, very little waste of lumber like conventional construction, All of your construction crew is on sight for all phases of construction so your not being held up waiting on the plumbers to get finished and best of all it stays on schedule no matter the weather. Weather is getting to be more of an issue in this new climate.

im turning a 10x12 shed into a bathroom for a couple in a very expensive retirement community, sewer and water hookup with a bathtub, toilet, and sink, ive set ALOT of mobile homes, cape cods, prefabs, double wides and stick built homes, dosent matter which kind, quality comes into play, you get what you pay for no matter what type of house.
